                               Tips For Sellers

Let's face it, we're in a very slow market if you're trying to sell your home.  As a realtor that's out almost every day looking at homes on the market I have a great perspective on what buyers are looking for in a house.  Sellers are competiting with Foreclosures, Short Sales, desperate sellers and then you have the people that believe their house is the best, therefore worth more then everyone elses.  This is a market where the buyer has all of the advantages.  You must sell your house accordingly and it should be in show condition because you're competiting against a lot of other sellers and if the buyers agent is doing their job, they're looking for a great deal, not a good one.  So reality comes down to are you looking to sell your home or are you just looking to list it and have it sit on the market for months like many others in the valley?  As your realtor I promise to be very blunt like this because my job is to help you sell your home, not to sugar coat why it isn't selling.  If I'm going to sell your house I want to sell it, I don't want to just list it and have it sit without any offers.  I can easily evaluate the value of your home, its condition and let you know how to have your home in the best show condition to increase the possibility of sale when using me as your agent.


A Few Quick Tips For Selling Your Home

1.)
Pretend your a buyer walking through your home.  Once someone pulls up and walks in your front door, does your house have the wow factor?  If not then it must be priced accordingly.  Think like the buyer, if you were looking to buy a home you'd want and look for the best possible deal especially in this slow market.

2.) The front yard and view of the home from the curb is a buyers and their agents first impression.  I can't tell you how many houses I've seen where the condition of the front and back yard makes you wonder if they want to sell.  Sometimes all that's required is simple trimming of a few trees.  If an owner can't do that it makes you wonder if they ever fixed any problems on the inside of the house when they occured or simply hide them till it sells.

3.) As you enter a house the last thing I want to see is clutter.  Remove excess furniture and clutter that doesn't belong.  Ask yourself, would a model home look like this?  Try to make your house look like a model with what you own.  You have to try to appeal to the masses not your personal tastes.

4.) Paint!!! This is by far the cheapest way to make your home look worth a lot more money.  It also gives the impression that much more was done and updated to the house.  White walls just don't cut it, they look boring and dated.  Add a nice neutral earth tone to the walls and keep all trim a white tone.  Use an eggshell or satin finish paint to make your home look open and bright.

5.) Bottom line: If I was driving around with a buyer to show your house, would we want to buy your house when we have 20 to choose from?  Make it stand out from the rest, make it show like it wants to be sold.

I could go on with tons of tips but these are the basics.  The final and most important factors are PRICE and the use of a realtor!  If homes are taking so long to sell now imagine trying to sell it without a realtor! 


Think like a buyer not a seller

If we were driving around looking at homes and you found a nice home that you wanted to buy this is what I would do as your agent.  I would show you the comps of all the recent sales in the neighborhood, not the next subdivision over, we go by the sales of similar homes in your specific subdivision.  Then we determine what the lowest sales were and try to get a price under all of those lows.  Now if you're holding out for much higher then those recent sales what would make any buyer over pay for your house when one in the same subdivision just sold for much less?  Reality of where to price your home to sell is the most over looked and important aspect of selling a home.
